A new report by Mike Moffatt at the Missing Middle Initiative, commissioned by the Ontario Home Builders’ Association (OHBA), paints a dire picture of Ontario’s housing affordability crisis.
It highlights that most major metro areas, including Milton and the surrounding area, are now “completely unattainable” for middle-class households.
The study shows that home prices have more than doubled since 2005, while inflation-adjusted wages have only increased by 16%. This widening gap makes it increasingly difficult for young families and first-time buyers in Milton to enter the housing market. Many residents are forced to either move further away or continue renting indefinitely, unable to save for skyrocketing down payments. The price-to-income ratio in the Greater Toronto Area (GTA) and nearby communities now exceeds 7, meaning homebuyers are spending far more of their income on housing than ever before.
The OHBA is calling for urgent action, including cutting development fees, streamlining municipal approval processes, and investing in infrastructure to support new housing. Without meaningful changes, Milton—once seen as a more affordable alternative to Toronto—risks becoming another market where homeownership remains out of reach for the average resident.
